Question:

Plumbing issue. The hot water runs very slowly in my bathroom sink. Can I "snake" out these deposits?

Is hot water galvanized piping more prone to deposits than cold water? Is there a tool that will "snake" into the piping and loosen these deposits? Is there an alternative to removing the piping to clean or replace them?

Also, the faucet drips. I replaced the rubber bits at the end of the valve stems but the drip continues. Can anyone answer me?

  1. hot galv pipes go bad before cold, replace both hot and cold at one time, make sure plumber does not leave ANY galv pipe in operation, i've seen alot of bad repipe jobs. If you know what brand of faucet you have, you can buy replacement seat, better yet, remove stem, look into faucet and see if it has a square place beyond the round "seat" if so, it's replacable, remove w/seat wrench ( stick seat wrench in seat and tap w/hammer, then turn w/hand) if not, get a seat grinding tool. Home depot or lowes have these tools, the seat would probably be at a decent hardware store


  2. You can purchase a seat tool to refinish the area where the seat seals against it.  If you did not clean the seat area, it will still leak.  

  3. yes it is,you have all the deposits coming from the hot water tank that settles in the bottom of the tank,ever so often they break loose and come thru the pipes. now as far as your low ht wtr pressure,take the stem back out & put a towel over the stem socket,turn the supply line on (just a little)what ever is in the line will come thru and out.you may have to do it several times to get everything out,but it works.as far as repeatedly changing the rubber washer on the stem,before you put the stem back into the faucet,use a dry rag and soak up as much water out of the faucet

    seat as you can,look down in the seat and look for a ring w/a hole in the middle(stem seat)run your small finger over the top of it and see if you fill any breaks,cuts,or ridges on the seat,this can be repaired by either replacing the seat,or resurfacing the seat either can be bought at your local home improvement center,or hardware store,if you choose the replacing option,you'll have to have a seat wrench ,purchase at the same place,if you go with the second one you will need a resurfacing kit,not hard at all to do .go by the instructions & you can't go wrong. hope this helps and solves your constant drip

OK as far as the drips most of the time its the washer seat(the original ones are usually brass and wear out quickly).Pull the stem and stick your finger down the hole(or look) you will feel a grove cut in the seat (by water) now you can replace it by sticking a seat wrench and unscrewing it (take it to a hardware store to get proper size and tread) replace with a steel (molybdenum) one.Lacking a seat wrench you can use a large screwdriver and set of pliers(on the screwdriver) they are usually pretty tight.As far as hot water flow you may have a blocked stop valve(under the sink) just close and open it a few times to break up any junk.Do cold water side while your at it because it won't be long till it starts leaking.
