  1. Home theater units do not add any value to the home. Most folks want a customized unit and do not want to deal with another person's set-up. The only folks that might find value in this would be first-time home buyers. But that will be a slim reach. Good luck if you decide to do it!


  2. IF you mean a dedicated room set up with wiring, soundprrofing, screen, projector location, etc. I have seen home ads that highlight a HT as a notable feature (and sold a house so equipped). BUT, it's debatable whether it adds significantly to the price or simply makes the house more saleable.  

    I don't think anyone should build an HT as an investment. The experts will tell you that even a new kitchen or bathroom only recovers 80-90% of costs at most on sale of the house, and HT's would be less.

    For some buyers it would be attractive, but for others it would be neutral or even a disadvantage.  But it depends on the HT. A well done, but relatively inexpensive, one that can be used as a rec room as well would no doubt recover much of the cost, but a fancy dedicated HT with slanted floor, etc would probably not get back more than 25% of the costs.

  3. I'd say a home theatre will only add value for such a small niche of people that overall, you can expect zero return.  A media room is one thing; a dedicated cinema has no other purpose.
