Property Assessments: Interpreting Owner History?

We're looking for a house and doing some research into assessment prices vs. listing prices. While looking up data, I became curious as to why I am seeing for different listings, like this one below, a value of zero for the consideration price?

Transfer Date.............Consideration Price

1/5/2006.....................0

4/15/2003...................224,480

7/10/1997...................316000

8/16/1996...................0

  1. All transfers of any type are recorded, whether or not there is a monetary consideration involved.  As an example, if a single homeowner married and added a new spouse to the deed, guess what you have ?  Yup, a 'transfer' (change in title) with no monetary exchange.
