Property Survey costs?

I am moving into my new house in a few short weeks. I have received a letter from my lawyer with a list of items that needs before he can go any further. Most of the items on the list are pretty self explanatory and easy, but 1 stuck out and that was the Property Survey. I looked online about this and it’s suppose to cost around $600 however I read that in most cases it is provided by the vendor. My question is WHO is the vendor? Or how do I find out who the vendor is?

I would phone my lawyer but I am at work and I don't have his number on hand.

  1. The buyer pays for the survey in most contract I see.  In a few cases possibly the seller has a new enough survey that you can use this and avoid the cost, otherwise you will have to have one done and you'll pay for it (maybe you could just tell the lawyer to have one done, but he'll still charge you for it).  The cost you gave ($600) is high though, unless this is a big property.  I bet you can have it done for a good bit less than this, for a normal house.


  2. You are the buyer or vendee, and the current owner is seller or vendor.  It's generally their cost--look at contract.  Generally  attorney and/or realtor arrange for it to be at closing.

  3. You . If in a plotted subdivision this in generally not needed. But if there is a lot of land then survey the house and 5 acres for the deed of trust and survey the rest into another plot so if a buyer comes along and offers you a huge profit you can sell with out any trouble at all

  4. In NY and NJ you the buyer pay for the survey.
