Property investor threatened to evict tenants by third party ?

I invested in a property in Australia, and leased it out to my tenants. These tenants had a quarrel with their next door neightbours. Those neighbours were also tenants, but to another landlord. Those tenants complained to their landlord that my tenants were being disruptive at night, talking too loud, partying too loud, and causing them 3 weeks of sleepless nights. Those tenants moved out and of course the landlord is now pissed off! He illegally found out my contact details and rang me. He said he called the police many times to stop my tenants from being disruptive. I asked the police office in the area to check if what the landlord said was true, but the police said they never received a complain from the area regarding that issue. In fact many of the things the landlord said about my tenants probably never happened, because he lacks evidence and his points contradicted each other. If there was an issue with noise level, then the other neighbouring property occupants would also notice it since it is a town house and the walls of each property are touching. So I am guessing my tenants somehow pissed him off causing him economic loss and (maybe) swore at him, which deflates his ego. So since then he has been calling me and my property manager to "solve the problem" as in he wants to see my tenants get their asses booted out, or he will "use his own method" to solve the problem, and he then hinted that he has "connections" as in he is a member of a local gang. My property manager researched this landlord and found out that he is reknowned for causing trouble and indeed he is connected to local ruffians. So I suppose his "own method" refers to imposing physical threat to my tenants. He even mentions to me that he knows where I live, which is the scary part (this is illegal, and duress can be established. if only I recorded the conversation). As you can see, if I call the police, I'm afraid he will cause even more problems in the future. If I don't, I can't kick my tenants with no legitimate reason, after all i do not see having a quarrel with neighbour is a good enough reason, especially when I am not sure if the landlord lied. Not to mention I will suffer economic loss if I do evict my tenants, and even if I have new tenants, there is nothing to stop the landlord to come up with other excuses for eviction again. My fear is that the landlord will threatened the safety of my family and my tenants if he uses his "method", on top of that, he will undoubtedly damage my investment property if he assault my tenants. What will you do if you were me? I am afraid the law will not protect us very well if we call the police.

  1. First, I would record any future phone calls. (check legality first. Where I live, only one person needs to give permission, so I always give myself permission.)

    Second, I would get the police involved about the threats & harassment.

    Third, I would notify the tenants of the issue, and tell them to call police if needed.

    Fourth, video surveillance is always fun too.
