Property management professionals?

I charge 10% of the gross rental amount per month. However, in this case I have a client who wants me to manage multiple properties. What would be a fair fee for 10 properties or more.

  1. I wouldn't give them much of a break, if any.  You are going to have to deal with at least and probably more problems per unit than you do with separate properties.  There's no economy of scale when you have someone moving out and trashing the place every other week.  If you aren't too hungry, keep the price up there.


  2. I have never been charged 10% management fee for any of my rentals across the nation including California. I pay 8% and I feel this is fair for one or 20 units doesn't matter.

  3. Wow, fees are high whereever you are.

    6% is the norm for residential and 10% for commercial.
