Pros and cons of buying a duplex?

I'm trying to convince my parents to buy a duplex and let me live in one side and renting the other to someone else. I need information to give them that will help them to decide. I would appreicate anything anyone has.

depending on where you live and which state you can get alot of money if you rent it out, If you ever sell the house completely thats worth alot 2and there nice

When you rent the other side out that money that you get from the tenant can go towards the rent of the duplex, and then you will have more money for yourself to do other things....why pay for something when you can get someone else to pay for it.

When you buy a duplex the home owners insurance is alot higher because there is a adjoining wall between the units.
