Putting in an offer for a house ?

When a valuation is done is it likely that if work needs doing they have taken this into account and already reflected it in the price ?

I have put in an offer of £90'000 and this house is on at £112'000 is this a cheeky offer. The bathroom needs redoing and three ceilings could do with being re plastered and also some electric work needs doing !!!

  1. they may see it as a little too low. so it is probably better to offer 100,000. but other than that there is nothing wrong with it at all. i think its a very reasonable offer considering the condition. even though originally this will of all ready been considered by the seller.


  2. I always think starting lower with your offer is best. All they can do is refuse or accept. Then if you really want this place then maybe find out how much the work you need to get done will cost then minus that off their asking price.

    Our home needed a full rewire prior to us moving in so we knocked that off the asking price and the owners accepted.

    In this current climate you may find your offer accepted. Or maybe if your offer is refused then maybe go up to 95,000 tops

  3. hey no they value the house for wat its worth at the time! ur lucky to be able to put in an offer with the market the way it is so welldone and they prob will accept, me n my bf brought our first house in November for ! £130000 n it wa son market for £140000 so offering low is worth it!

  4. its not cheeky, but yes it would of been taken into consideration. with the way the market is at the moment you might even get it for that price. i bought my house last year and it was up for £105,995 and we had it for £98,000. keep your fingers crossed. good luck

  5. The valuation relates to the current state of the property - it will be valued lower if work needs doing.  Your offer is sensible in the current climate - particularly if the seller wants/needs to sell. Good luck.

  6. Well there are a lot of factors that make  the house more expensive. External factors. The location is probably really good. It could be expensive because it's in the CBD(central buisness district). Like in the middle of the town where there are lots of shops and facilities. Overall, generally a good area and an expensive one. So, acouple of grand that u are going to put in is gong to have an impact when u yourself sell it. So, this stuff is normal when buying houses, as mine was like this aswell, but after a bit of cange my parents property is worth abut £25K- 30K more.!!!!!!!!!!!!!!.
