Question about putting in an offer on a house....

If you put in an offer on a house and it expires in three hours and you haven't heard anything....is that bad news???

  1. You do not explain why the short period of 3 hours?

    Did you discuss the time limit with the listing broker before you made your offer.

    Just call the listing broker and ask.


  2. There is a danger in putting an expiration time in your offer.  Couldn't you have waited until Sunday to hear.  Monday?   But then there is the danger that the sellers just sit back and wait until Monday to see if they get any offers.  

    THere is no correct answer.  One warning: when i am a buyer and i don't get an answer on my offer, i run for the hills.  Those are the sellers who change their minds 30 days later when my moving van is on the way.  Run and don't look back.  THere are a million houses for sale. /

  3. You should be contacting your realtor and asking him if he can check with their realtor to see what the status of your offer is.

    If you are not using a realtor It does not hurt to call the person who you are dealing with and ask.

    It sometimes takes more time than we would like to make a purchase go through, and the time can always be extended unless someone else has made an offer concurrently with yours and it has been accepted and you deserve an answer.


  4. It could be, but it could not be too.  People often leave offers on the table until the last minute.

    Normally, if it had be rejected, you'd hear from them.

    I know it's stressful, but just wait, you'll find out soon.


  5. It could be good news, that you are now free to go look elsewhere.

    But we can not know whether the vendor has had this offer for 3 days, only that you handed it to someone.

    Brokers sometimes can not reach the vendor, and sometimes the vendor will not have time to deal with your offer right when it arrives. But in particular having an offer expire on a weekend is unwise. If you wish to pursue this purchase, have it presented again with another 3 days, all business days to expiry.
