Hi, to be more pricise regarding the property in the Republic of Ireland, the budget is in the region of £150,000 and the county is not important, depending on price etc etc. Many thanks for your help, McLaren.

  1. as i said before, dont even consider it. The houses are overvalued with c. 15% annual growth over past 6 years. Trust me it defies all logic and is being driven by our loss of control of our monetry policy to Germany. I work in property banking and under no circumstance would i consider buying a house here now. The average house price outside of Dublin is c. €380,000 requiring a gross salary of €75,000 p.a. to fund 92% of such a property. This is over 2 times the average salary meaning that only couples can buy at present. The economic fundamentals are completly distorted. Cheap labor form easatern european countrys is driving down the costs. With further rises of the interest rate expected there is a strong possibility of a market crash which could mess up the entire economy. With regard to interest rates , As Warren Buffet (possibly greatest investor in modern times) used to say -"its only when the tide goes out that you see who is swimming in the nude". Rent an apartment and invest your cash in a spread of the ISEQ which is returning 15% per annum at present.


  2. there are lots of sites - Irish property but £150k sterling or €220k would not buy anything in a major city.

    A very small property in  Meath could possibly be picked up for this sort of figure & that's about an hour from Dublin (outside of rush hours) but a good three or 4 bed semi would still be nearer €300k.

    I think prices have peaked & may be overdue for a correction but it won't probably be more than 25%.

    Galway & Cork are almost as expensive as Dublin.

    Half a million buys just an average sort of house in the capital.

  4. If you are thinking about buying property your budget is about €210.000. Average  house price 3bed in Dublin is about €450.000 you may pick up a very small house in another part of the country but I wouldn't hold out much hope

  5. You would get a four bed semi detached in Donegal, Sligo, Mayo or Leitrim for that. I should know, I just bought one, only cost me £135k sterling.

    I only know about the west coast, but I'm sure there are plenty of other counties with availability too.
