Question to LANDLORDS?

i'm a new landord. i rented an apartment unit to two roommates and it is about time to renew their lease. any tips from experienced landlords as to what i should be doing before i renew their lease? should i be inspecting the apartment? when should i talk to them about rent increases? should i be doing any maintenance before i renew. ? please help. i have no idea what i should be doing.

I would suggest informing them of any rent increases and find out if they would be willing to pay that amount.  If they dont seem to have a problem with it give them a 24 hour notice to go in and inspect the premises.  If everything looks good and on the up and up renew the lease.
