Real Estate Agent Triangle?

Okay my husband and I have been looking for houses for a long time. We enlisted the help of a real estate agent for a few weeks. She showed us about 6 homes (all that I found) and we hated all of them. She annoyed both of us to the point of wanting to run screaming. We both said to each other at the last house we saw with her it would be the last. My question is: We signed that little piece of paper saying she is going to represent us. We don't want her to anymore. Do I have to tell her that? She hasn't sent me any emails or been in contact with me for about a week and a half.

We found a house that we want to put a contract on today. We are going to use the seller's agent. If the old agent finds out that we bought a house with a different agent does she have legal powers to do anything since we signed that representation paper? I read the paper and I don't remember there being a period of time, but I just want to make sure.

  1. call and get in writing from the agent you don't like that your contract is cancelled otherwise yes she could make you pay two commissions

    DO NOT write another offer until you VERIFY the first contract for representation is cancelled. Your present agent should have told you that.

The paper is a buyers representation agreement, which can be terminated if your agent is not doing his/her job to your satisfaction.  Luckily I have not had that happen with my clients, but I tell my clients that if your not happy with my services to feel free to let me know and find another agent and terminate our agreement.  

      Now if this agent is the procurring cause of you finding the house you like, in otherwords she is the reason you found the house she would have a leg to stand on if she wanted the commission because her job of finding you a house was done.  

       Either way just talk to your agent and let her know that you are not happy with her services and that your going with another agent.  More than likely she will not even blink an eye.  She will hopefully ask you what she did wrong and not do it again.

  3. That little piece of paper is a contract with YOUR buyer agent.  If you purchase a home YOU WILL OWE THEM.
