Real Estate Mobile home/lot negoiation?

I saw a mobile home I like for sale. The home is $1500, however when I called the Mobile Home Park manager, she said the mobile home is $1500, but the owner is behind on lot fees of $2700. She said I would have to pay the lot fee first then I can buy the trailer. I have the funds, what negoiation curve ball can I throw at her before I start spending my money.

No curve ball needed just say something like - I'll pay $2000 (or whatever number you want to try) instead of $2700 if you will release the debt for that amount.  She may never get the $2700 and may be happy to get what she can for it.  I would however, before doing anything, get good info on exactly what the lot fee is monthly and how this compares to others in the area.  Not sure how long it took for the lot fee to get to $2700, but its still an awful lot (no pun intended).

    Another thought is could you just go to the owner and have him move the thing to another mobile home park for very little.  I don't know how easy those things are to move and if this is even legal but can the mobile home park owner really hold the thing hostage (so to speak) until the lot fee is paid??? Maybe they can but it seems odd.


  2. None  really ,   they  OWN  the property  the  unit  sits  on  and  you'll  be  paying   them  in  the  future  for  parking  there .

    Unless  it  is  a  Fabulous  park ,

    Keep   shopping  as  $1500   is  a  junker   anyway .
