Real Estate - what is the meaning of retorfit certificate?

properties for sale ads say "retrofit available. what exactly does it mean for duplexes, triplexes? is it related to 1. zoning or 2. legality or 3. fire code or 4. other? THANKS.

Retrofit means that the building is okay for tenancy with respect to fire regulations.   Each locale has their own specific requirements for retrofit, but they tend to be things like:  smoke detectors required, additional exit door, stairway exits from second floors, etc.

IT is a big warning that the necessary things are not currently in the home but that you can arrange it yourself.  Be wary.  What if they are wrong?  What if you can retrofit but it cost 10 times more than they said? /
