Where and how do you get one in Colorado and do most real estate agencies hire with a GED and your license?

  1. Check with your local community college or some local brokerages, typically all that is required is taking the course, passing the background check, successfully passing the test and hanging your license at a brokerage.

    I know some brokerages want their licensees to have at least some college, but that is not typical.

In this market, with 33% of the experienced agents leaving the business, you will have no trouble finding a reputable company to sponsor your license in exchange for full time effort.  Make sure that you go with a company that trains newbies.  And when you get there, try to find a productive experienced agent to partner with.  I have been a Realtor since 1977 and this is my best year ever...was over $6 million by March 17th and going to make over $250,000 this year.  In bad markets, good agents make more, because "discounted brokers" have never been effective, and "for sale by owners" have no chance.

    However, I have changed my market, too.  For the past 10 years, I worked the middle market...bi-levels and 2-stories valued between $300,000 and $600,000 because they were selling quickly as voluntary upgrades.  Now that the first-time buyers are gone and the sure thing mortgages are gone, I have completely abandoned that market and now only list and sell in the $1,000,000 and up range.  This market is still strong and I have identified a source of JUMBO mortgages that helps my buyers.  

    I do not want the bilevel market due to saturation and houses that were selling for $399,000 in 2005 are now sitting on the market at $329,000. I do not want angry sellers, unhappy clients and expired listings.

    You should also be aware that statistics show that 71% of all Realtors (who pay about $1,000 to take the classes, pass the state test, and join the National Association of Realtors, and the local MLS) never complete one transaction.  Your license is just a ticket to the pool...it is up to you whether you sink or swim.

  3. No one cares about your education.  Bill Gates dropped out of school. You must pass your licensing school test.  Then you must pass the state test.   Then you interview.  THe realty offices want someone who is comfortable driving strangers around looking at house.  They want someone who is nice on the phone since you represent that company every time the phone rings.  This is the best job in the world. Get to work/
