Question:

Real estate question. Fixing up the house for showing.?

Our house has been on the market for about 2 weeks now. When we bought the house, the master bathroom had some ugly red sea horses painted on. It looks like a child did it, and we never got around to painting over it. My questions is could it help us at all if we fixed it? I can't imagine someone not buying the house just because of the sea horses. And I really don't feel like painting. Thanks.

  1. By all means paint over the sea horses.  It's paint, you can do it yourself and a neutral shade will actually help sell the house.  You have to play up the assets of your house and depersonalize it.  Most people looking to buy a home, do not want to buy one that they are going to have to immediately start doing things to, unless you are pricing it as a fixer upper.

  2. I can imagine very well someone not buying a house because of the seahorses.  You have to remember that a buyer wants to have to change little to nothing about the house they are buying.  They want to move in as is because the process of moving is already stressful enough.

You are gonna have to do some work sweety.

Use some primer over the horses and let it dry overnight to two nights, sand it down a bit to get rid of bumps or edges and paint over it.

  3. Especially in this dreadful market, you should do whatever you can to make the house look beautiful and inviting.  You should paint over the sea horses.  See if you can find a book on "staging" your house.  People pay tons of money to professionals to do this because they make a huge differnce.
