Real estate value converting 2br townhouse into one large br

Question

I just bought a 2 br townhouse. 1 br measures 10x10 and the other is 10x15. Would the value of the property decrease (in terms of me selling it in the furture) if I converted these adjacent bedrooms into one large bedroom?

in my opinion yes if it is one bedroom.

Most probably it will decrease.  One BR units are simply not very popular.  Most folks want at least two BR, even if they are not needed.

Most likely.  Anyone who wanted 2 br, even if they're small now won't look at it.  It also has to be compared (comparables for appraisals) to other 1br units.
