Question:

Realtor/Broker Relationships?

When a sales agent works under a brokerage, does the sales agent need to sign some kind of agreement before he starts transactions?

What I am really asking is if there is a contract between a sales agent and his/her brokerage. And if there is, is there a place where I can see some agent/broker agreement/contracts?

I'm looking in the NAR website but can not find any information.

Thanks for the answers guys.

  1. Those agreements vary from state to state, company to company. So the chances of you finding a copy is pretty slim. But what you could do is talk with several agents from different companies to see what each office has to offer.  If you are new to the business, I suggest you consider a national Broker, only because they do provide the best training to get started.  Best of Luck!

  2. A broker has to send info to the local board and let them know that you are acting under the name of the broker. They also send the info to the NAR or board of Realtors. Ask your broker, usually he/she is the one that handles all of that for you!!!!

  3. Yes he does.

The BROKER has to sign the agent up with the Real Estate Commission of the salesperson agreement before they can even start their first transaction.

    The salesperson cannot do this.

Most broker's are also going to have to sign a contract with their firm as well as have you sign up with the local, state, and national Board of Realtors to give you MLS access which you will be expected to pay all costs.

You won't find those contracts with NAR websites b/c they are going to vary brokerage to brokerage.
