Redoing a 250 sq ft add on room?

I 'm thinking about buying a townhouse. There is a added on bonus room. It's about 250 sq ft. It has a flat roof with three skylights. The room is not very insulated and done poorly. How much to redo it? Take out skylight and rebuild roof, or whatever they can do. Insulate it better.

How much would that cost?

    Depends on how much you do, and if you do the work yourself or have a contractor.

    One concern is the flat roof.  If you sometimes get heavy rains, a flat roof could be a problem.

    A short answer would be between $10.00 and $100.00 a square foot for improvements to a bonus room.

    What you might do is ask your realtor to have a contractor look at the add on and give you an estimate for what you are thinking about doing.

    If the roof is still stable, you shouldn't have to redo it.  You can add a foam to the roof that will help insulate and also keep it watertight.  On the walls you can add insulation inside or out, whichever appeals to you most.

    Have your realtor earn their money and get you at least one quote.  It is possible the add on room will get called in the home inspection and some of your work will be done prior to you purchasing the home.
