  1. Hardwood refinishing is a job best left to the professionals. I have yet to see a professional looking job performed by a homeowner or amateur. Not to mention by the time you add up the equipment rental (which is -not- what a pro would use) sandpaper and supplies your savings are minimal.

A rough estimate would be 2.00 - 2.50 a square foot to sand and refinish your wood floors. So you are looking at  around $500 - $600. Custom stains or water base finishes would be slightly higher.

A more accurate estimate could be obtained by getting some estimates from hardwood floor refinishers in your area. Look in your local Yellow Pages under "Floor-Refinishing".

Alternately you could google some companies by typing in floor sanding or floor refinishing followed by your city. Choose an established company that has been in business for many years. In most cases they offer free no obligation estimates. Good Luck.^

  2. You can rent a floor sander, but it is very easy to sand waves in the wood if you have never done this before. You must also rent a different sander to get in doorways and next to base boards.
