Advice on flat renting please?

Later today I am going to look at a 2 bedroom flat that my partner and I are interested in renting. I have to do the viewing alone as my partner in working, but I have never done this before. Can anyone give me advice on what sort of things I should be looking out for in the property and what sort of questions I should ask the Landlady so I dont get the wool pulled over my eye etc? Thank you in advance.

  1. well get the obvious out the way first, what does the rent cover (which bills are inclded if any).

    Who is responsible for repairs.

    make sure you know how to get out the tenancy if needed.

    Although you should get to read the tenancy before you sign on the dotted line.


  2. Are you renting furnished or unfurnished ?

    Double glazing ?

    Electric heating or gaz heating ? (as this will affect your bills)

    Water pressure (check it)

    ages of the appliances...who is in charge or repairing them ?

    what is included ?

    minimum lease ?

    minimum notice to leave ?

    how much deposit ?

    what's included ?

    how long did she had the flat for ?

    Find out about the flat it self and its owner (if she is subletting a council fax...you are both in trouble)..

    Walk in the neighbourhood to take a feel...if it is safe or noisy

  3. make sure that the property is secure,see it  in daytime so u can get better feel of area and neighbours and finally who is responsible for repairs
