if my broken lease is not on my credit report, am i ok?

  1. I'm not sure what you're asking:  okay to do what? Get another lease?

    In order for people to get credit reports and to make reports to your credit is if they are members of the credit reporting organzation. No one can check your credit without being a member. So landlords who take $100 for a "credit check" are usually scamming potential tenants.

    Large rental complexes run by professional management teams generally do belong to the credit bureau, but your run-of-the-mill slum lord does not.

    A broken lease wouldn't be reported by virtue of simply being broken. If you left owing money and the landlord/property is a member of the credit bureau, they can report it as a bad debt, but not until they take legal action against you and get a judgment in court. THEN it will appear on your credit.

    Generally, rent payments are not reported to the CBR one way or another. Mortgages, yes; rent payments, no.

Just because it hasn't been reported on your credit bureau yet doesn't mean that the deficiency balance owed won't be sold to a collection agency who will put in on your bureau later.  It's better to pay the "cost of reletting" fee to the apartment complex, which is a flatfee to get out of the lease and they'll forgive the other months you didn't pay.  Good luck.

  3. Yes, but if you need a reference they won't give you one.  If they do put it on your credit report it will bring your score down.

  4. Your lease holder can still come sue you for the money that you owe. It may not be on your credit report because of the the lease holder is not reporting to the credit agencies. Also, a possibility is that the lease holder has reported to one credit agency, and you are checking on a different one.
