Cool Roof restoration and Insurance question?

Hi. i have house to sell. Problem is the roof is leaking from the attached sun porch. I am considering retarring the roof, or having the roof restored with Cool Roof rubber coating material. Warranty on Cool Roof is 10 years. Is this the same as a "roof replacement" system or sorts? Old roof is generally still in good shape exept for the porch part, and roofer said that this will make the roof watertight because it is a rubberbased product ( elastometric, I think)

Would this satisfy insurance company ( or loan) guidelines when getting a new policy on the house? Most want the roof to be newer. How new ( less than 10 yrs maybe) I don't know.

  1. Putting a coating on the roof doesn't usually mean the same thing as replacing the roof.   But YOUR AGENT would be able to give you an answer, for your company.

    Every company is going to be able to make up their own answer, though.


  2. Sounds likd your roofer is trying to cut corners.  I highly recommend a reroof.

  3. Check with your insurer.  I've never seen an insurance requirement on the age of the roof - they just want to know what type of roof construction it is.

  4. most insurers want the roof to be less than 20 yrs old and in good repair.
