Hardwood Floors?

I just bought a home and the previous owner before me painted the hardwood floors I was just wondering what can I do to bring a shine or life to the floors, so when I decide to sell I can have buyers that will love what I did to the floors any suggestions.

  1. depends on age of wood. if they're the new veneer, they can't be sanded. if they're solid wood (like mine) you can rent a sander and refinish them. it's a LOT of work tho, and much harder than it looks... plus the mess is just incredible. i had mine redone professionally (just over 1000 sq ft) and it cost about 4K.


  2. People put all sorts of stupid things over hardwood floors. Go to Home Depot or Lowes and rent a floor sander(these are pretty simple to use). Sand the whole thing down and if they look like they are in decent shape or not too bad of shape(some imperfections give them character) either put a few coats of polyurethane on them or stain them and then put it on there. They actually make something that has both a stain and poly to eliminate a step. Be ready to stay somewhere else for a couple of days because this stuff is strong smelling.

  3. call in a flooring guy and ask him if they can be sanded and striped...call ur local flooring supply and they will give u a led.

Ask if there was a reason he painted the floors instead of applying a clear finish.  Its possible that the floors are too thin to be sanded and refinished so paint was the best way to cover some ugly stains.  Because they are already painted the easiest thing to do with them is to keep them painted.  Use a high quality floor and deck paint or an epoxy paint for maximum durability.

  5. The first thing you should do is hire a professional wood floor refinishing company to refinish your hardwood floors. No potential buyer is going to want painted wood floors and the prospect of having to have it done themselves will turn a lot of buyers off. You will have to pay for it one way or another (reduced selling price or discount) so why not enjoy the freshly done floors now?
