  1. I assume they are expensive chairs.

They sell an upholstery cleaner in the supermarkets, it is a foam, cleaner - spray it on the chairs then rub with a clean sponge. Using lots of old white  towels or soft cotton clothes rub off the foam until the seats are clean. When the towels you use to clean off the foam come up clean then that means most of the dirt is out.  It takes a lot of elbow grease.  You may have to repeat the procedure several times, I do not know how many chairs you have to clean but you will be wise to buy two cans of upholstery cleaner if you have more than 4 chairs.  Another thing you can do is rent a steam upholstery machine for this job.
