How long should a tie be?

How long should a men's tie be? Over the belt, below the belt, or exactly on the belt?Are there different occasion for different tie lengths?

technically, just above the belt.  in reality? somewhere around there.

The tie should never reach the belt when standing up.

a tie should hit the first button of your pants.

It should at least reach the belt.  It can down to middle of the belt or be just a bit past it.

I have never heard of any occasions where ties have to be any specific length.

the bottom of the tie  should be just above the top of the belt

The tie should come to the button on the trousers–a cm above or below is irrelevant.
