How would you solve apathy?

After 9 years of nobody really doing anything, and the neighborhood declining. Our community started to get serious about it's homeowners association, it has recovered past dues, increased safety and maintenance concerns and started enforcing the covenants.

What can we do to remove the apathetic attitudes of other homeowners and motivate them toward wanting to be involved in the HOA. With only a few people, its alot of work..

  1. I have a theory that inactivity breeds laziness and apathy.

    I was going to write a thesis on it but I can't be bothered...


  2. Simple,  Put out a very short newsletter to all home owners that that the monthly dues are now being considered for a two hundred percent increase. All we need is a few more votes to put a quick stop on this. Please show up at this meeting,  its very important.

  3. Be sure to mention that improvements, general clean up, curb appeal will increase the value of their property. Sometimes the appeal to the pocketbook works.

    You don't want to outright call them lazy slackers but it is tempting.  

    A HOA newsletter is always a good opener and small social events before HOA meetings and general discussion requesting input on upgrades, maintenance and improvements.  Good luck.

  4. Speak up!  Try talking to people individually and telling them about the problems facing the HOA.  They may not be aware or just need a gentle nudge!  :)

  5. If you've got time and the inclination, read the book below.  It was written during the first half of the century but still applies very well to human nature.

    My own short answer:  when you're trying to get someone to do something, you need to get them to understand how it will benefit them.  Don't begin by telling them about your problems or how much work there is to do.  Tell them what a benefit the HOA can be for them.  Make it fun.  Make it sound easy.

  9. Use some of the funds that you do have in the HOA and throw a block party...get everyone together socially, then once those relationships begin being built, people will naturally start to get involved in other ways.

  10. You have to get them to care. You need to educate them.

    You need to tell them why they need to be involved.

    You have to make a compelling case.

  11. Show them what they have now. Then show them what they have to gain. I'd put the emphasis on what's in it for them. You can't go wrong with that technique. Be respectful and talk in terms they can understand. Keep it simple. Try to relate to them and an experience they may have had in the past. Good Luck!
