hi i hava plot of 60x40..i need some plans for building and a gud builder and archi..ne recommendations...low cost well planned house is wat i am looking or.a builder and archi who doesnt cheat..i dont mind payin him his profits..

IT depends where you are located. However, you must buy building codes published by ministry of power for energy efficient buildings.  then go for getting  anti earthquake codes. Again the local bodies publish building norms for the area. This will help you to make blue print and have fair idea. The architects generally charge 6% to 10% of construction cost.
