Question:

Landlord compensation to tenant (Alberta)?

When me and my mother first got the house we are renting, it was brand new and there were no blinds or anything on the windows. For obvious privacy reasons, my mother went ahead and ordered blinds for the house since the landlord had only put little curtains there. She gave him the receipts for what she paid for the blinds, but he said he'd only give her half of what she paid, since 'that's the amount he paid'. Can he do this or does he have to give her the full amount?

  1. Your landlord should give you back the full amount or you should just take the blinds with you to your new place. So you don't lose out on any money!

    Check out

  2. First I don't believe he has to give you anything any additions to most rentals first have to have the permission of the land lord. That's probably in the lease. So if you did so with out permission it's at your cost . If he is willing to pay half ..Take it and be happy....Remember a bird in the hand is better than two in the bush

  3. Tenancy agreements are very clearly spelled out and legal documents that stand up in court.  The agreement would indicate what is included with the house.  If window blinds etc are not mentioned then the landlord is not obligated to provide then after you have signed.  That is why it is so important to read the small print.

I'm not sure why your landlord is willing to pay anything for the blinds other than as a good will gesture.

Many tenants like to spruce up their accommodations to their liking.  That is fine but the landlord isn't obligated to pay.  Not only that, the tenant is obligated to return the accommodations to the same condition as before.  This means they often end up leaving such things as new carpet they installed at their expense and other things.

What I would look into though is when it is time to move out, who owns the blinds or do they stay?   What you have done in effect is given these blinds to the landlord at 1/2 price.  Unless you have something in writing showing that the landlord agreed to pay a certain amount I don't think you can do much about it.  But to be sure, check with Alberta's rental tenancy act.

  4. your landlord is not required by law (unless otherwise stated in your lease) to provide top of the line anything.  So he can go to walmart and match the price with the cheapest POS blinds they've got and only give your mom that much.  Anyways, it's not worth the fight for something as stupid as blinds.  If there's a leak in the plumbing and the roof caves in, then call on the landlord for a blank check.

  5. He does not necessarily have to pay her in full. Reason being, blinds come in various sizes, styles and prices. So if she decided to get ones that are more than neccessry (say a bit pricey), thats on her. She should've had the LL pick them out to begin with.

So... basically if he felt they were too much to be considered a necessity and were rather a luxury item, no he does not have to pay her back in full.
