Leasing problem

Question

we signed a heavy lease with a small company but their agreement is the same one that the large leasing companies use. Can the lease be cancelled? The very first clause in the agreement states not cancellable and all of the terms and conditions state that basically there are no reasons that can be used for cancelling?
