My partner and I are looking to relocate to Perth from Rural Victoria.

If anyone has any advice about which suburbs are best, (and not too expensive) or any other information that would be useful it would be greatly appreciated.

  1. well, perth itself is very expensive to live right now. average 2 bedroom apartment rent is atleast $300 per week to live in a nice suburb. If you are moving from rural victoria maybe try places that are on the outskirts of perth, like joondalup or mandurah, both are close to the beach too, and these places would be cheaper than living in central suburbs of perth.

  2. If you are from rural Vic then the best choice would be one of the rural towns within 100kms or so of Perth. They are all looking for new blood and houses are much more affordable. The coastal strip North and South of Perth is less affordable though.

  3. You might find that Perth is fairly expensive by comparison, but there are a few bargain suburbs, within the City of Armadale, and City of Kwinana, and City of Rockingham that are still reasonable, even thou they increased in value by 20%, because those in higher priced suburbs that can not afford the interest rates anymore had sold up and moved to these cheaper areas. However these cheap areas are at least 30km-40km from the city.

The best areas that are undervalued are within 20km of the city, like Forrestfield, Maddington, Gosnells where you can get a place as low as $350K still. Thornlie / Langford is good value for money but a bit pricier. Koondoola, Balga, Mirrabooka used to be really cheap, but since being redeveloped as "the new north" by homeswest there are no bargains anymore.

Wattle Grove is only 12km from the city and is undervalued at $500K compared to CanningVale which is a hardly easy to get to the city from and is yet much dearer.

Outside of the 20km-30km zone there are no bargains as most of it is pretty pricey to start with, but there has been price drops in the North, but still it'll be very pricey in the Northern Suburbs wherever you look, but try Craigie or Beldon for a bargain, but beware of the sewerage smell due to the sewerage works at the back of Craigie.

The City of Joondalup suburbs are overpriced for how far out your have to live but Clarkson should be the cheapest area there.

Swanview and Ellenbrook in the City of Swan might be worth having a gander at as well as High Wycombe in the City of Kalamunda as these areas have a lot of new houses, and you might find a bargain thru a bank foreclosure sale if your lucky.
