My landlord acts ridiculous

I rent a home and the landlord accuses us of saying things we do not say and tells potential tenants that we are hostile and trying to sabotage future people from renting, when we have not been. She comes across as a bully telling us where to put our furniture within the house.All she ever says is that its not our house. We know its not our house that's why we rent. Since she is renting the house again, while we still live in it, she says we have to stay in one room while prospective tenants roam the house. I can't stand a bully landlord, half the time she is wrong about what she says and likes to throw her weight around. I would get up and move if it wasn't such a pain to move. Now I notice she telling future tenants that she will do A, B, and C but she hasn't done anything to improve this house in the past 3 years we have lived in it.

  2. You need to contact tennets rights, she has no right to do the things she is doing to you, when you rent a house it is your house until your lease is up, I would contact a lawyer God Bless you..

  4. your landlord can only enter your house with 48 hours notice unless it is an emergency like a broken water pipe. she cannot tell you where to put your furniture, tell her you like it the way it is. as far as talking behind your back, not a lot you can do about it. she cannot make you stay in one room whil showing the house to prospective renters i am not real sure she can even do that unless it is in your lease., i would enforce the 48 hour notice and when he calls, tell her it's not a good time, put her off for a day or two, and then not be home but have a voice activated recorder to hear what he is saying about you! it sounds like she is trying to get you to break your lease, don't give her the satisfaction.

  5. When a landlord rents a property they give up ownership of that property for as long as the rent is paid. This assumes there is a valid rental agreement or lease in effect. If so, the landlord shall not enter the property without permission of the tenant. Exceptions to this are: emergency events that happen while you are away and annual inspection. Inspection requires 24 hour notice prior to entrance and a  reasonable respect for your privacy.

    Entrance by a landlord without tenant permission not allowed and is considered illegal trespassing in some states. If she continues to do this you should call the police and let her argue with them. I suggest you do this before she does as the first to complain gets first consideration.

    She has no legal right to tell you how to live while you are renting. Even though she has the deed it is your house legally as long as the rent is paid. She also can not force you to leave without taking you to court first. Only a judge has the power to evict. Until that happens you can tell her to get out, and she must go. This is your home and you have every right to do as you please. Showing the house to prospective tenants is by permission only until you move out. She must call and ask you each and every time prior to entry. However you should agree to it if you are planning to move by a specific date. She also can not promise an empty house on a specific date unless you have agreed to being out by that date, or she has obtained a judges eviction order.  

  6. Do you have a current lease? If not just move out and stiff her on the last months rent.  If you are renting, she has to give you at least 24 hour notice that she or others are coming to view the property. She is not allowed to come by whenever she wants. This is illegal and you don't have to let her in or others unless it is an emergency(flooding, fire, etc)  Who cares if it is her house, you still have a ton of rights as renters if you have a current lease.  If you don't have a lease then you are going month to month and it is impossible for either of you to prove stuff in court.  She also can't tell you where to put your stuff. Make note and put in writing any repair requests that have not been done.  Tell her if she wants all your stuff in one room then you want dramatically reduced rent.  She will probably evict you for no reason anyways, but threaten to notify the board of realtors. If she has more than 4 properties rented then she needs a real estate license.  She could be fined or they would remove her license, but you need proof. Having her crazy requests in writing would seal the deal.  There are a lot of renters rights under the tenant act.

    If what you say is true ( I have seen tenants that are terrible at self assessment), Your landlord is either an annoying old bitty, or an experienced person that is sick of dealing with people that don't pay rent then trash the place when they move (not you, but previous experiences). I work with a guy that kept paying his rent late and got mad when his lease was not renewed.

    You have a couple options. Live with it or move. If you move, you will get a new landlord with new challenges or you buy.
