Which house should i take?

theres two houses i like.

The first looks amazing. has a lovely clean feeling atmosphere, nice back garden, nice rooms. downsides are theres a built in bed that we dont want, the owners are only going away for a year and i need it long term and it's tax band D

The other house is still nice, but not as good as the other one, although it has a conservatory where i can keep my sons toys or make a chillout zone.the back garden isnt as nice yet still big but it's an extra £25 a month but tax band C.And it's got a longer let on it.

Which would you go for?

Personally I would always avoid a house with a conservatory if at all possible, unless its was built as part of the original house. Retro-fitted conservatories are just a waste of space that could part of the garden. They're invariably hot in summer and cold in winter, too bright to sit in during the summer but keep too much light out of the house in winter, some are draughty, full of ants coming up through the joins, built over manhole covers, etc. In short, I'd go for the first house out of your two.

I'm sorry I don't know anything about tax bands, but if  you per fer the first house, can live with a built in bed for a year, and can save money,...WHILE you continue to look for a place with a longer lease, go for the first one.  Hope this helps.
