Will banks take house trades, and how does it work

why would they do that?...because, let's say, my house is worth $200,000-300,000  less than the foreclosure they have. I trade my house and buy their foreclosure so that they have a smaller dollar amount on their books plus much less property taxes on the lesser of the two houses.
