Will buy your home?

I am wanting to sell my home a.s.a.p and just get out from underneath my Mortgage. I don't need any extra, just want out of the commitment as I want to buy another home and keep my good credit. Market stinks right now and I don't have the time to wait. My house was appraised for $55,000, I put on new windows and siding, so I am sure it will appraise for much more, but still needs some cosmetic work inside. I am just looking for around $40,000. Will a "WILL BUY YOUR HOUSE" company offer me that much since it is below what it is appraised for?

They will make an offer that guarantees THEY will make a profit.  DO NOT make any improvements before contacting them.  They EXPECT to do that after they buy and will spend LESS for the same improvements than you would.

At around 30% below current appraisal, I think you have a decent chance.  However, you should consult with a GOOD Realtor.  They should be able to get MORE that the 'we buy houses' people offer without taking much longer.  Find the Realtor in your area that has INCREASED sales in the last year.  The DO exist and will get you the best deal.

The best approach in this is to simply ask them ~ whom ever you think you'd like to work with.
