Question:

Relocating to Perth?

My partner and I are looking at moving to Perth. At first we will rent, and during that time we don't care where in Perth it is located. But when we decide to buy a house, which area should be go for? We would like something close to the airport as we would be frequently travelling. We can afford to spend a little bit, and don't want to live in the slums or anything, but we don't want to go overboard either.

Can anyone who knows Perth well enough give me some tips as to where would be a good area? Obviously we will go and check it out but it will be nice to have a starting point.

Thanks,

Emily

  1. Belmont.  Cloverdale.  Midland. Darlington.  Upper Swan.

  2. You wouldn't want to be to close to the airport as mostly industrial and not a picture of beauty but there are several places North of Perth . It's beautiful around Hillarys where you have the boat harbour . there are a lot of new housing estates . look around Karrinyup or Sterling or some of the surrounding suburbs to there

  3. have no idea, but you could wait to know the city, to meet people, to get familiary with the area and will be much easier to decide what is good and bad for your benefit.

  4. Places like Applecross and Attadale are very upmarket places.

The South Perth area is lovely - I'd definitely recommend it.

Unlike other posters - I'd never live near an airport, Far too noisy! Any of the three places specified above are close enough to the airport  for you to get there quickly without being woken up  at night.

Good luck, I hope this helped.

  5. Places that are near the International Airport:

Wattle Grove (all new houses and land, but has some farms on the hill going up to Lesmurdie), expect to pay between $500K-$1.2M. Crystal Brook Road end Is popular with the pony & country club set and the whole of Wattle Grove has absolutely no state housing!! - the only suburb in Perth that doesn't.

Lesmurdie & Kalamunda & Gooseberry Hill (on the escarpment overlooking Perth), expect to Pay at least $1-2M up for a mansion with a view. The most scenic areas in Perth, but you will pay a bit for the views.

Orange Grove, Walliston, etc (Farmlets), a bit cheaper because you lack the views, but very very scenic with some of the best wineries in Perth, but hardly ever goes onto the market.

Guildford (trendy old fashioned houses - but is directly under the flights).

Every where else near the airport is a bit shabby, and is full of state housing! But much cheaper.

City of Bayswater is near the domestic terminal only, and is too close to the criminal high density trashy suburbs, like Maylands.

Like wise Highwycombe and Forrestfield, City of Belmont and City of Canning are full of state housing and a lot further down market to what your after, but if you can't afford the nicer private areas.

Anywhere else and your getting too far from where your asking about.

  6. Hi Emily,

My partner and I have just done what you are planning to do about 8 months ago. We had lived in WA before but not in Perth and was unsure where to rent (safe area, close to shops etc...) We ended up settling in Belmont/Kewdale which is about a 5-8 minute (depends on traffic!) drive from the airport. (As my partner and I both work at the airport it was important we were within close range.)

I would steer clear of Midland- even though there are some nice houses out there, it can be a bit rough. (Bad experience when we first moved here) We have found Belmont to be quite a good area, despite some local claims that it isn't. We're close to the city (straight over the causeway and you're there in about 10 minutes), very close to shops- Belmont forum which has a few supermarkets, your general clothing/footwear/Dvd etc stores, Kmart and there is a cinema complex as well.

We were looking in the beginning in the following areas: belmont, kewdale, cloverdale, rivervale, victoria park... they are all pretty close together, and within a good distance from the airport.

Best website that we have found for rental properties was www.realestate.com.au. It gave you lots of options for narrowing your search down, and has a number of various real estate agencies linked to it.

I hope this has helped you in someway- we were in the dark when we first moved over here and it would have been nice to have some advice prior to moving! :)

    Good Luck with the move

  7. You can find property in the Lesmurdie, Kalamunda etc. area for rather less than quoted above, but expect to pay $600k upwards. You won't get a Perth view for that, but you'll also miss out on some of the strong summer Easterly and winter Westerly winds.

The other problem is that in part due to the age profile, there is very little on the market in those areas.

  8. The most attractive areas to live in are in the CBD, and the surrounding suburbs, as well as the coastal area.  In these locations, you are unlikely to get anything decent for less the one million.  Because the Airport is inland, you actually will get much better value for money, and you can look at anything within the Victoria Park, Midland and Canning Vale area.  Stay away from suburbs who are run down.  Do get a car when you get here to spend a little bit of time in each areas and start visiting homes right away, so you can really analyze the market.

    Good luck!
