Rent not paid, help needed!?

I need serious help chasing some rent from this tenant. This tenant currently renting is has not been paying rent for 2 months. The real estate agent took the case to court and the tenant was asked to paid the total of the rent plus an extra week up to the date that he has been asked to move. The tenant has paided 1/3 of the rent owed but not all the money and that includes the bond and everything. The tenant is moving this week and i still have not received the full amount. I'm worried that when this tenant leaves the house, it will be impossible to chase them up and impossible to contact them if they avoid our calls and all. Is there any other way around this to chase the money. They claim to be broke but they have not yet declared bankruptcy. The property owned is in NSW. Any help would be appreciated.

  1. As long as you have their SSN you are OK.     If you can not locate them you can garnish their wages.

    Since you have a judgement you can turn this over to a collection agency.   You only pay them if they collect, the standard fee is 15%, which is well worth it.    They are pro's at tracking down low-lifes.


  2. if his lease has finished call your real estate and tell them you want him out, if he is not out by that date you have the right to change the locks and sell whatever he may have left in the house to compensate you. Also get them to tell him if the amount owning is not paid up before he leaves, you will be taking him to the small claims court and suing him, people always find money "they never had" when threatened to be sued. best of luck ♥♥♥

  4. You are correct, when the tenet leaves you have to chase him all the time. one thing you can do though is if you have the court Paper and enforce him to pay or call the police to get the money from him

  5. You will be lucky if they get out - thats the difficult part!  Getting money out will not be worth your time, unless you go the "illegal" route, or can sell the debt to a debt collector.

    Get the tenants to sign that they are leaving at the end of the month, and have a security door put up so you can lock them out.
