Rent problem?need some advice?

could u charge tenant for paying rent late.like more than a month and if they broke sum thing do i have to fix it .any advice would be nice

  1. Yes, most landlords charge late fees.  This is to deter renters from paying late. I think it depends on what is broken if you will be held responsible or not.  Somethings would be considered normal wear and tear.  Like a furnace going out or leaky pipe.


  2. If u have it in the lease agreement that they signed then yes you can.  If u don't have a written lease agreement, then u don't have much ground to stand on on that. As far as them breaking something, if u took a deposit for the place this person is stayin in, then take the repair bill out of that deposit.  But yes u have to fix it because it is your property.  

  3. You would have to inform them ahead of time that they are subject to a specific amount in late fee fines, given that they are late for a specific amount of days.

    As for repairs, yes, it's best to fix something if it breaks.  Otherwise you will end up with a lot of things broken that need to be fixed when the tenant moves out.  It will cost time and money at that point and it will be a time when money won't be coming in since you won't be collecting any rent.  Remember, if the cause of the breakage was the tenant then you can charge the cost back to them.  For example, if you need to get a plumber out because the tenant flushed diapers down the toilet then they get charged for the plumber.  

  5. I wonder if you are asking this because you are a tenant or a landlord. Many leases have a late charge if the rent is more than ___ days late. You mention that the rent is more than a month late so you could charge a late fee but only if it is in the written agreement.  You can not make one up later.

    A landlord has to fix a leaky faucet, a broken dishwasher, or leaky roof.  If a tenant falls and breaks down a door, the tenant pays.  If a tenant's child breaks a window with a baseball, the tenant pays./
