Rental History Problem?

My wife and I are looking for a new apartment with our son. We have poor credit but not in relation to our previous apartments. I have been living in my current apt for 8 months of a 12 month lease but our apartment has screwed us on some fees and now that we are behind I have to pay rent at the end of each month(which means my rent is costing me 615 in rent plus a 75 late fee and a 150 eviction fee cause i have to pay after the 15th) 840 a month is way more than i can afford. can barely buy food. It is a townhome and our upstairs has little to no AC (we live in GA) and they don't do maintenance. We have not had hot shower/bath water in over 2 weeks. We are going to take what would have been our rent and bail out. When renting a new apt, i am thinking of replacing my current address on my app with my dad's and say that we have been staying with him. If i can get into this new apt at 550/month things will be fine and i can start a new. Just wanting to know if they can find out i lied?

  1. Most apartment rentals will require a credit check and if your score is low, you will either be rejected or have to show a good history of payment for the past year (cleared checks or bank statements showing a monthly withdrawl).  Just having you dad say you paid without any back up proof would not work for most of the rental managers I know, but what have you got to lose?  You can try it, and the worst they can do is say no.  Good luck.


  2. Landlords are required to do maintenance per your state's landlord tenant laws.

    No hot water is a habitability issue, which the landlord is required to take care of and can be reported to the local housing code inspector. That is, unless it is caused by your failure to pay the utility bill.

    You may be able to get another rental now, but once you bail out, you will likely be sued for the unpaid rent/damages. It'll make a mess of your rental history and finding a place in the future will be hard.

    Poor credit is a valid reason to deny an applicant - regardless of whether it is directly related to past rentals or not. This alone might make potential landlords look a little more closely and verify other info on your application.

    Most smart landlords/property managers would catch you in your lie.

    When I run a credit report, it shows the current address (and sometimes even the prior address) of the person that I am running a report on. If it is different than on the applocation, the tenant lied and is automatically denied.

    Also, I sometimes run reverse phone number & property address searches through public records searches. Many times this will flush out a fake address.

    Also, when I call for references from prior landlords, I do so in a manner that trips up family or friends trying to pretend they are the previous landlord.

    You should really deal with your current situation because it may end up following you for quite some time.

  3. IF the new apartment complex runs your credit , it will show your current address ....

    Why not go to the new place and just explain to them the quandry that you are in .... MAYBE ; they will give you a break .

    Be sure to point out employment and how long for each of you AND especially your rental history PRIOR to living in the place that you are at now ....
