Renting Land - Costa Blanca?

We have about 8000M2 of land Nr Calpe, Alicante that we would like to rent out. Has anybody done this?, What could it be used for?. We have tried a Car Boot, but you need a license from the council.

  1. As an ex estate agent, I can  tell you that it is best to consult a local lawyer who knows about your area specifically. Land in various areas have different laws regarding placing, say for instance a wooden house in order to rent it out. You will need to take your escritura (deeds)with you (if you have a copy) so that he can see exactly what you have and where it is situated. This may also govern what you can use the land for, as if it is classed as "rustica" it may only be use for agricultural purposes. there are several classes of land, and so your lawyer will need to look into it for you very carefully before you start deciding on something that may cost you money, and then cannot be used for this purpose.

    Renting land can be relatively easy but can also bring headaches so you must do so legally so that you don't run into problems at a later date (i.e tax returns, or renters non payment etc)

    Also you mention car boot sales, the town hall can tell you what you need and what you will have to pay regarding licenses, and it may not be as bad as you think, getting a license from them may be quite easy. It all depends on your town hall, some are really good at responding to requests others are horrible and that they do not want to help anyone, least of all a foreigner (had many run ins with local town halls, when I was helping clients in the past) Your attitude when you go into these places needs to be one of "please can you advise me on such and such" not as I have seen in the past when foreigners have gone into the town hall guns blazing and saying "I own this, so i can do what I like"

    Forgive me, if I this may not be you, but I am genuinely trying to help you with the beurocracy of this country, which at times can be antiquated and behind the times therefore very, very frustrating even to those of us that speak fluent Spanish.


  2. yes it is not as easy as it seems to start with the local council are not very good at granting permission to foreigners and your plot of land is not big anothe un less you have something specific in mind forget it take it from me been their dun it

  3. Well, if you put a building on it, you could certainly rent it out...House, villa, hotel.  Whatever.  Probably need a license for that, too.
