Renting a house with a pool?

i am going to be renting a house next year and the person want to find information to make sure the pool can stay without being a liability. the pool is my main reason for wanting this certin house so anyone know where i can find some info on this?

  1. Most landlords remove pools from rental properties because there is no way to relieve their personal liability if someone should get hurt or drown in said pool.


  2. They need to verify the pool is covered by the homeowners insurance.

    if so it is covered under regular liability.

    if not, then they can make you sign a disclaimer in regards to the pool, that says they can not be held liable for any accidents or incidents regarding the pool, however, that could be contested in court since they are the property owner.

    Generally if the homeowner takes precautions, such as providing a locking fence around the pool. That certainly will help.

    They can also post a No trepassing, private property on the pool, limit access to the pool for small children, and Not reponsible for accidents posted. They could sell you the pool. Then it becomes your reponsibilty, As long as they have a bill of sale.

    but then if move they can buy it back if it is still in good condition or force you to remove it when you move. (if above ground pool only)

  3. what liability? You might drown? Are you afraid you might fall into the pool?

    What person wants to find out, is the pool likely to move with the previous occupant?

  4. .    For a child under 6 ,  the tenant must erect a 5 foot fence with a self-latching gate.  Cost is under $1,000.
