Renting advice please help!!!!!!!!!!!!!!!!!!!

ok, i just moved out and we had the place professionally cleaned. but there are things that need to be repared according to the landlord. now our walls there where paper thin and i mean that too im not lying. they were made out of a plaster thats frame was HORSE HAIR!(i live in a country town)

now in the 6 months we lived there we only managed to put two tiny wholes in it. and one of them i didnt even do, the plumber did when he came to fix our toilet!

and they want us to get it fixed and because of the unusual plaster, its going to cost 500 each hole!!!

so as you can imagine i am pissed!!!

can they do this? isnt it ok to have a little wear and tear?

please help!!

That's what a deposit it for....small 'wear and tear' as you call it, and $500.00 per hole is a little excessive.  No matter what your final decision is, you should still take pictures of the holes, and get 3 other estimates for the job.  Estimates should be free, and plus if you do end up having to take this to court, it will show that you did your homework and you will already be 2 steps ahead of everyone else.  As far as the hole that the plumber did...did you report it to management after it happened?  If so, then they should have that on record, and you are not responsible for it.

    Honestly, I can understand the property manager wanting to fix the holes, and even charge you something....if you cannot fix it yourself, but like I said, if there was a deposit put on the property, that is what it covers.

  2. Yeah, this seems like an unreasonable cost.  Take pictures of everything and then tell the landlord you didn't even make one of the holes.  Argue as best you can but you may need to take him to small claims court if you can't work it out.

  3. Im a property manager. You dont have to pay for the hole the plumber made but you still may have to pay for the other one. If it were me I wouldnt pay anything but it really depends how you guys got the other hole in the wall. If the walls really are as think as you say try taking the matter to the small claims tribunal and let a judge decide.

    Make sure you have all your paper work together and take some photos of the walls prooving they are paper thin.

  4. The landlord is being a jerk.  Did you have any warning when you moved in that they might be difficult? You can fix it for $10 and match the paint.  That's all you owe them.  Judge Judy would roast them on tv.  If they keep your money, go on tv. /
