Question:

Replace hand painted tiles with granite in kitchen?

I have a beautiful large country style kitchen with beautiful handpainted tiles on the backsplash and bordering all the counters. My home is on the market. Should I spend the money to switch the tiles to granite, or leave it as is and offer the buyer a credit to pick what they want. Some people love the tile and others are only granite oriented. Thanks

  1. I would offer the credit as a selling point.

    I would personally want it that way, and there are many others that would prefer the tile.At least there is a choice, if you offer the credit.Good Luck Selling Your House. 8/02

Ann, it is what it is and if you're selling the home allow the new buyer to make whatever modifications to they want. . . at their expense.  Once you start remodeling and/or offering credits you're going to drive your net down.  Besides, if the house is on the market and not moving, it's not you or your backsplash, it's the market. Beating yourself up with giving credits, perks and money away just isn't prudent unless you are all equity and/or desperate.  Regardless, doing so only tells prospective buyers you are the later of those two and they and the realtor will play on it.
