  1. It won't work.  You aren't going to overcome any friction with rules.  Either you are going to get lucky or you won't.  Have you read the thousands of questions here at Answers from roommates who are in shock at what transpired while living with another human being.

    You can:

    set latest hours for music

    set limits on guests

set limits on nights per week for boyfriends to stay the night

limits on friends for the children

  2. Good luck with this... The reason most people do not do business with friends or family is all the issues that can evolve. You want to set this up like a business, however, you are renting to a friend. Your friend may or may not take the business thing as serious as you. Ex... Oh, I may be a bit late on the rent... don't hate me. Or... sorry for all the noise we'll try to keep it down and really not care. This person will use the "were friends, can't you cut me some slack"

Are you really going to push the issues with your friend???

Get the money thing in writing due to that is what can be used in court if it comes to that. All the other stuff, you have to not be afraid to get in your friends face and say this is not cool. Be the heavy if needed. However, if you can not face up to your friend when issues arise, do not do it.
