School carpet cleaning?

I started working at a 4th and 5th grade level school. I am in charge of the carpets. They come out clean pretty much, except the walking path. It wants to brown when cleaned. I've used commercial fans and help dry it with the roto.. Any idea of how I can stop this from looking so bad ? I also go back over it with a dry pad as much as possible

  1. Are you using a "bonnet" or an "extractor"? What you are seeing is most likely the warn area of the carpet. We have our hallways steamed cleaned at least one a year. All the "bonnet" does is move the dirt around and push it down. The "extractor" will actually pull the dirt from the carpet. I prefer to first use the "extractor" first and then go over it with the "bonnet".
