  1. Most property taxes are paid in two pieces - Winter and Summer.  Is the $700 for just one of those pieces and $1,227 for both pieces?

Doubling a tax bill for paying late by one year sounds high to me - but perhaps your state is different from Michigan...

  2. Getting on the wrong side of the government, particularly over taxes, is not a good idea.  You already know that you made a mistake by not paying in the first place, probably because you just forgot, and that it is really unfair for them to charge you almost double.  But life is unfair, and that's that.  You'll spend much more money fighting it (and eventually losing anyway) with lawyers' fees, court dates, and so on.  Your best bet is to smile, (while your teeth are clenched), pay it, promise yourself you won't let it happen again, then go to a movie you'll really like in order to help yourself forget all about it.  (In 100 years, it won't matter to you.  I promise.)

  3. The additional is probably penalties.  You don't have to go to court to ask why - if it isn't shown on the paperwork you got, call your local tax office and they can tell you.

If you get into the situation again where you can't pay, call your tax office BEFORE they send it to collections and see if you can set up a payment plan

  4. When you don't pay property taxes, penalties and late fees ensue.
