Seasonal Water Table on lot?

We bought a lot to build a house on and the seasonal high water table says it's 36-50 inches below the surface in certain parts of the lot. Does that negate having a basement or does it depend on other things?

  1. I am not an expert on water tables.  And am not sure what it means without reading the entire report. Does that refer to the amount of top soil available for your septic system?  I thought that is what a septic evaluation was all about, (that is the big concern in my area).

    REGARDLESS of what your report says I would consult with several different contractors before you commit to anything.  

    What of other homes in the area, do they have basements?

    You can (means able to) build a house and have a sump pump system to keep your home dry.  BUT do you want to rely on a pump that must run constantly.  So be careful of what advise you get.  Be smart (like you are) and keep asking questions.
