Security Deposit dispute

My landlord returned only $200 of my $600 deposit citing damages but did not itemize them specifically. She also kept my

pet deposit claiming pet damage then used that same phrasing "pet damage" under the other money she kept out. My dog had 1 accident the entire time I lived there and I cleaned it. I understand and am not disputing carpet cleaning, nor am I disputing the $150 pet damage fee. Fine. But I do have a problem with her citing "other damages" and not stating how much they cost. Do I have any recourse?

  1. You can sue her.   She needed to tell you the expenses more specifically.


  2. You can take her to small claims court. Add the filing fee to the loss.

  3. Your landlord should list all of the deductions with costs.  You can sue her in small claims court.  Do you have proof of what the apartment was like when you took possession?  Did you take pictures or list defects/damages?  If not, the landlord can send you a list with the cost of deductions, and you wouldn't have a leg to stand on.  Even if the damages existed before you moved in, if you have no proof, the landlord can say anything.
