  1. usually to a buyer, the most important thing is the price.  they might be lucky and find the one buyer that falls absolutely in love with it and buys it no matter what, but an asking price that is too high is not only a deal breaker, but would likely cause many buyers to not even find it in search results.

you can find your house on zillow and see if's its priced the same as houses that have been selling recently in your neighborhood, or if it's priced more like houses that have been sitting on the market for years.

  2. It is a beautiful home on the outside, would love to have seen

inside to tell you if anything needs changing. I don't know prices where you live but it is high in my area. Go to HG TV.com for some rooms to get an idea how to decorate to sell. Also watch it on TV. One thing is clutter and also if it needs repairs and is clean. They say don't personalize a house with family photos etc. Also color is best if neutrals,

They want you to show each room to its advantage, such as use of the room as intended as in a bedroom. They sometimes frown on a baby's or child's room all decorated up in walls and colors and toys laying around in rooms. Any junk needs to be stored neatly and a really clean, clutter free kitchen. Since your house is so new. All I can imagine being wrong is the price and the clutter or decorating. You have to have it looking like a showcase house. If your parents are using one Realtor after 2 yrs. I would advise changing Realtors.
