Shall I buy a flat at Tooting (London)?

One of the areas that I am considering for buying a flat is Tooting (Tooting Bec and the surroundings).

What is your opinion of the area?

Is it safe?

How much is the average price for a 2-bedroom flat?

It's a decent-ish area ... it's a bit on the tatty side but the main pluses are that you can get into the city quickly and easily, and it has some nice open spaces.  There's always high demand for rental properties there because of the good public transport, and the hospital, so if you wanted to rent out your flat in the future you'd do so easily especially if you were prepared to accept students.

Is it safe by world standards?  No.  Is it safe by greater London standards?  Yes.  Like anywhere, if you take proper precautions then you will be fine.

Now, the fact that you're asking these sort of questions suggests to me that you know very little about the area.  In that case, why are you considering buying there?  If you're completely unfamiliar with the area you may be best to rent for a period of time while you get to know it, especially since now is perhaps not the greatest time to be buying anyway.

It is only just a little better than Willesden Green - more expensive but not much better - sorry, I know I am shattering your dreams of home ownership - but Tooting is not all it is cracked up to be either.

Still have the crime probs etc etc etc.

Move out of London for your own peace of mind

It's pretty much the same all round London now a days.  You be best to visit each area at different times of the day to see what it is really like and then base your decision on that.

I like Tooting, but like any part of London, you will find parts of it that you won't like.

Ultimately the decision is yours.
